An individual who wishes to assist other people purchase or sell a real estate in Virginia must first have a VA real estate license. The method of obtaining a real estate license differs in each state.

There are two types of Virginia real estate licenses that you can obtain in the state of Virginia. You can either get a license to become a broker, or a sales person. A broker acts as an agent for an individual or a company that wishes to perform Virginia real estate transactions, may operate a real estate agency, employ real estate sales persons, or work with other brokers. By comparison, real estate sales persons can interact with a client, but never close a sale. This can only be done under a real estate broker’s supervision.

In order to obtain your VA real estate license, you must meet the minimum age requirement, have at least a high school educational background, or possess a GED. You must also be of good moral character, and not have any record for a revoked, or suspended real estate license in the past. In addition, a Virginia real estate license applicant should not have any drug or criminal records.

Individuals aiming to get a VA real estate license must complete a certain number of hours of an accredited pre licensure course, which would include practical and theory lessons on general and legal regulations of real estate in Virginia, and scored a passing mark in the final course exam. If you attended your course online, you must take your exam in front of a third party such as a police officer or a librarian. A retake is necessary if the exam was already taken online. Aside from your final course exam, you will also need to take a state licensure exam hosted by the local state agency. The state license exam must be taken within a certain time period after the date of your supervised course exam.

Once you have passed both tests, you will be awarded your VA real estate license. Your VA real estate license will be valid for two years. Renewals can be obtained for as long as you attend a certain number of hours of continuing education classes prior to the expiry of your license.
