What exactly does home building insurance cover?

It covers the cost of rebuilding or repairing your home, should it suffer damage from a specific list of risks – flood, subsidence, fire, storms, theft or malicious action.

Not only does it cover your home structure, but it also covers permanent fittings and fixtures (toilets, baths, fitted kitchens).
The policy will also usually cover:

• garages
• greenhouses
• boundary walls
• paths
• gates
• drives
• fences
• outdoor swimming pools.

Not only this but also if your underground pipes and cables, windows, glass in doors, toilets, basins and baths suffer accidental damage.

Amount of Cover

“Sum insured” – what your house is covered for. This is the maximum the insurer pays, even if your home is completely destroyed.

You need to insure your home for the amount it would cost to completely rebuild it (which might be different to the market value).

You need to make some careful calculations and seek professional advice.

Some companies even offer unlimited cover. Others offer premiums which they base on an assessment of the type, size and age of your property and where you live. You can pay these premiums monthly or annually.
