Requirements for a Real Estate Career

You need to be a U.S. citizen or have permanent residency status, possess a high school diploma or GED equivalent, and reside in one of the fifty states. While you don't need any work experience, you do have to complete a course in real estate which includes subjects such as property management, appraisal, escrow, real estate contracts, land titles, leases, real estate laws, and real estate math. The course will take anywhere from one to several years, depending on how much time you spend in attending classes. After finishing the course, you will also need to take and pass a written real estate license examination, which you take in the state where you intend to reside and practice.

You have the choice whether to earn a real estate license as an agent or as a broker. The latter allows you not only to transact in real estate but also to open and run a realty company where you can employ your own agents. There are slight variations of subjects covered under each type of real estate license.

Taking the Course and Exam

You can enrol in the real estate course through your local college or university, special training schools in your area, or online courses. sites. Most online courses let you choose your venue, whether by video or classroom setting.

After completing the course, you may also want to take a review program to prepare yourself for the exam. Containing more than a hundred items, the exam covers not only questions about concepts but also mathematical problems, and can vary by state.

Passing the test and getting your license is not all there is. You will need to renew your first license after an 18-month conditional period, and then every two years thereafter. Before renewing, you need to take real estate continuing education courses.
