Homeowner insurance, also known as a house building insurance can protect your house structure and its contents from certain disasters, vandalism, burglaries, and damages as a result of a car accident within a specified amount. Homeowner insurance reimburses you for the reconstruction of parts of your house when it becomes damaged. Homeowner building insurance can also cover any incidents that your family members or pet instigates. Homeowner insurance may not protect you for damages that are a result of fires, earthquakes, hail, hurricanes, tornados, floods and other acts of God.

When damage to your home is discovered you will need to accomplish a claim form. If a burglary or vandalism has occurred, you will also need to contact the nearest police station to lodge a report. You will also need to notify both the police station and insurance company on the value of the items that were lost or damaged.

Most homeowner insurance claims are processed easily; however, there are times when disputes arise. An insurance company may send an insurance inspector to check the damage of your home. If an adjuster finds that the damage of your home was caused by poor maintenance, your claim can be rejected.

In order to prevent a rejected claim, you should perform seasonal maintenance checks on your home:

Make sure your house gutters are free of debris and leaves.

Have someone check for any damages on the tiles of your roof. Falling tiles can damage a passing person or vehicle.

Any roof leaks should be repaired immediately. Leaky roofs can lead to the rotting of your house ceiling.

Any walls that require repainting must be attended to as soon as it is discovered; however, you should try to avoid repainting during the period in summer when you expect fairly high temperatures.

Chimneys that were used during winter must be clean from soot to avoid house fires.

Ensure that if you have trees around your home that its roots do not penetrate through house foundations or water drains. Although a homeowner’s insurance can cover you from damage of falling trees, the coverage will only protect you from trees that are in good condition. Any climbing plants must also be maintained to ensure that it does not reach any of your brick structures or your roof.

You must also have your central heating boiler checked at least once a year to ensure that it is running properly.

Check your house wiring for any damage, as rodents such as squirrels may use your loft as a temporary residence.

By following the above recommendations, you will be able to avoid any problems when making any homeowner insurance claims.
