( Real Estate )

If you wish to become a real estate agent in Virginia, you should prepare to take the Virginia real estate exam which is usually offered once a month. There are two categories of real estate agent: the entry category and the advanced category. The entry category is for the salesperson who acts as an agent for sellers and lessors in Vienna va real estate or Fairfax va real estate and in other parts of the state, but who is under the supervision of a licensed real estate broker.

The advanced category of the Virginia real estate exam is the entry point for those who seek to be real estate brokers. The law requires you to show proof of experience in a variety of real estate activities for a specified period of time (at least twenty-four months) and that you have completed the additional educational levels. If you successfully pass the Virginia real estate exam for brokers (meaning, you achieve at least eighty percent grade), you will be allowed to establish an office and supervise those who pass the entry category.

If you are seeking to apply for licensure as a salesperson, you must complete a course in real estate principles and practices that include the applicable Virginia real estate law, financing and appraising. You can choose to accomplish the ninety-hour commission-approved course through classroom instructions, distance education, or computer-based learning methods.

Once you complete the course, you will receive a completion certificate, a copy of which must be attached to your application to take the Virginia real estate exam. This certificate is only valid within five years after its issuance, so you should take and earn at least seventy-five percent grade in the exam to become a real estate salesperson in Virginia. If you fail on your first try, you may retake the Virginia real estate exam.
